Altea 7 real estate blog

Good morning friends:

Altea 7 real estate blog

“Good Morning. Today can be a great day! Fill it with beautiful things and a wide smile”

As you have noticed,

Today the real estate blog has arrived again at 10 am.

It is a decision that I have made to differentiate the real estate part from the personal one that I send on Mondays also at 10 o’clock.

I tell you that changing the time has been the result of fatigue.

Last Thursday I finished the real estate blog very late and very tired. I no longer knew what I was doing.

And since scheduling the shipping time is the last thing I do, I did it wrong ..

Instead of putting it on Friday at 1 p.m., I don’t know why I put it on at 10am.

And I didn’t realize if it’s not for Cecilia who tells me: the blog just came to me…. Have you changed the time?

There I realized!

But now I see that it is better.

Thus, each one reads it when it suits him or her, because the reality is that we are all up to the cap of everything, and people are no longer for the work of reading a lot.

So let’s get down to business.

There is not much news to highlight, therefore so that you can see how unfair this government aid is, the real estate companies do not have help of any kind because they have not closed us …

And I wonder. This is not closing any possibility of real estate sales?

“The year 2020 went down in the history of Spanish tourism as the worst year ever, with an unprecedented fall in the industry. And 2021 has not started on a better footing, according to data published this Tuesday by the National Institute of Statistics (INE).

In January, 434,362 foreign travelers visited the country, 89.5% less than a year before (still without the coronavirus blow), when Spain received 4.1 million people ”.

And this is something that I must confess that I did not know and it caught my attention:

“In addition, however low these data are, what is most striking is that there were leisure trips to Spain in January, while most of the autonomous communities were closed perimeter.”

“It seems to make little sense that travel bans between regions coincided in time with the arrival for leisure of tourists residing in other EU countries.”

Lately I wondered how there were so many foreigners around here despite the ban, and especially French.

Here is the explanation:

“This contradiction occurs because the central government left the decree of restrictions to the autonomous communities, but these do not have the capacity to deny entry to the country to a European traveler.”

“In that case, it would have to be Spain that notified the closure of borders, an extreme that has not occurred except for the restriction of non-essential travel from third countries outside the EU.”

The situation has not been any more strange because in the rest of Europe mobility limitations have been very strict, which has greatly limited travel.

Those who have come the most are French, especially since they have come with their own cars.

Even so, there was a 75% decrease compared to last year, but in the case of the United Kingdom and Germany, the disaster in January has been tremendous.

On the part of the British, arrivals plunged almost 97% (23,217 visitors), while among residents in Germany the drop recorded remains close to 90% (51,098 travelers).

What has caused the most in the real estate market the Covid crisis?

which in the real estate sector resulted in a market contraction and blocked 50% or more of the purchase and sale operations planned for 2020 pending the evolution of events.

Now, with the vaccine underway and the owners’ need for liquidity, let’s hope that foreigners will come and the market will reactivate a lot.

In Altea there is not much supply of houses as if it happens in other localities, so I do not particularly believe that prices will drop (as I have already commented on other blogs, some owners have even raised their price).

Another thing that has caused the pandemic is the increase in the time we spend at home, so that housing has been placed as a priority, at least in the desire and intention to buy or rent, and as soon as the favorable conditions are given, many will decide to change homes.

“The purchase of single-family homes in the fourth quarter of 2020 registered an increase of 2.1 percentage points compared to the previous quarter.

This caused a new maximum in the historical series, which was accompanied by a historical minimum in the purchase of flats, according to the real estate registry statistics of the College of Property, Mercantile and Movable Property Registrars of Spain.

In this sense, the registrars point out that the results show “an intensification” of the preference for the single-family housing modality, normally with a larger average surface and open spaces (terraces and gardens), as a consequence of the pandemic and confinements.”

Larger floors

“Regarding the flats, the sale of homes focused on the larger ones. In fact, in the fourth quarter of 2020, 52.4% of apartment purchases were for an area greater than 80 square meters.

Flats between 60 and 80 square meters represented 28% of sales and those between 40 and 60, 16.4%. “

For their part, the smallest (less than 40 square meters) accounted for 4.2% of sales. “

I emphasize that these are statistics at the level of Spain because I do not know the particulars of Altea, although as I have already told you in other blogs, in the Mascarat-Campomanes area everything has been sold.

We continue:

“Recent studies coincide in showing the tendency of citizens to live in environments far from large cities”

“The search for tranquility, the possibility of breathing fresh air, escaping from concentrations of people and pollution, together with the possibility of telecommuting have meant a flight from the cities to the suburbs.”

Could we classify a beautiful town called Altea as an outskirts?

Newsflash that comes to endorse what I have been saying for some time:

“The crisis increases the difference in the price of flats between the rich and humble neighborhoods of the province of Alicante

Housing rises up to 6% in the affluent areas of Alicante, Elche, Benidorm, Elda, Alcoy and Orihuela, while it falls in the poorest neighborhoods
